Times Square at Craig Ranch
Evergreen Realty Partner’s Times Square at Craig Ranch is now under construction. A mixed-use development in the world-class, master-planned Craig Ranch in McKinney, TX. The building will be five stories containing over 800,000 total square feet including garage. The architecturally distinctive Times Square at Craig Ranch has a residential component offering 313 upscale apartments, and an additional 80,000 square feet of prime retail space. The new building is located at the main corner in Craig Ranch’s Town Center, just across from the new TPC Craig Ranch Golf Club and Cooper Aerobics Center. Completion is scheduled for Fall 2008.
Times Square at Craig Ranch will offer a lifestyle unlike any other in the metroplex. Residents will have the ability to access a multitude of retail amenities, walk across the street to play golf at a $45 million TPC Golf Club, and work out at the world renowned Cooper Fitness Center. The building should be the centerpiece for activity in the Town Center at Craig Ranch.
Times Square at Craig Ranch is a Class A development designed to include the services and feel of a four-star hotel. Advanced technology, custom designs accented with stainless steel, granite, track lighting, wood flooring, spacious closets, garden baths, custom balconies and spectacular views will make this residential project superior in the Dallas area. The retail component is designed to include customized individual storefronts with integrated signage to assure architectural uniqueness and integrity. It will soon be a gathering place where people can enjoy shopping, entertainment, music festivals and fine dining.
Times Square at Craig Ranch was designed by PB2 Architecture and Engineering, and the general contractor is Dallas-based Precept Builders. Other development service partners include JPI for residential leasing and management and The Weitzman Group for retail leasing and management.
Financing was arranged by Jason Pumpelly and Robert Blount of Dallas-based Holliday Fenoglio Fowler, LP and includes Bank of America, Washington Mutual and TriSail Capital Corporation.

High-rise Residential:
Lake Cliff Tower Condominium Homes
Evergreen Realty Partners completed converting the historically significant Lake Cliff Tower into approximately 54 luxury condominium homes in December 2006. The beautifully restored building is conveniently located just minutes from downtown Dallas.
The 12-story Mediterranean style Lake Cliff Tower is located directly across the Houston Street viaduct from downtown Dallas, at the gateway to Oak Cliff. This architecturally significant building commands dramatic views from all floors of Founders and Lake Cliff Parks, a lake, downtown Dallas and the Trinity River Corridor. 
The top three floors have Penthouse type homes with oversized outdoor patios commanding incredible views of the entire area, including unobstructed views of downtown Dallas and the Trinity River Corridor.
Careful consideration was given to preserve the exterior of the building to take advantage of the magnificent architecture.
The building and small land parcel was originally acquired in October 2003. Evergreen negotiated economic incentives with the City of Dallas totaling approximately $4.1 million to assist with this development.
The 54 condominium homes average approximately 1000 square feet each. Average selling prices have been about $200,000 per home or $220/sq. ft. Each home comes fully completed, including separate HVAC units, appliance packages, designer finishes and wiring for high-speed Internet connections. Additionally, a pool has been constructed with a large deck available for entertaining and grilling on the north side of the building, overlooking Founders Park. The building is professionally managed, including a 24-hour doorperson, a porter, and an engineer and building manager.
Some of the more unique amenities are the building’s accessibility to Founders Park (next door) and Lake Cliff Park (across the street). Founders Park is 16 acres of rolling parkland with a dense forest, containing a jogging path and views of downtown Dallas. Lake Cliff Park consists of 44 acres and is beautifully landscaped. It has tennis courts, a baseball field, a jogging path around the lake and an historical gazebo.

Rehabilitation Hospital of North Texas
Evergreen is developing a specialty rehabilitation hospital in Denton,Texas, that will consist of 45 beds upon completion. We acquired the land, consisting of approximately 6 acres, in the summer of 2007 and recently completed the entitlement process. The new hospital will be located directly across from the 272,538 sf Presbyterian Hospital of Denton and adjacent to Razyor Ranch, the planned mall anchored by Dillards, JC Penny and Belk. The building is 100% leased by a national healthcare company with revenues in excess of $2 billion. Completion is scheduled for August 2008.
