Evergreen’s primary business objective is to provide a superior return on our invested equity through our focus on increasing the value of our properties. The development and implementation of a cohesive set of operating, investing and financing strategies that aligns our interests with those of our investors is the hallmark of the Management Team.
Consequently, Evergreen views each asset as a small business enterprise. After targeting a property for acquisition, we develop a detailed asset management plan that includes our leasing, operational and disposition strategy. Our disposition strategy guides the overall plan. Careful consideration is given to each area to help manage downside risk and achieve maximum proceeds at disposition.
In order for our analysis to arrive at correct conclusions, it is necessary to properly define the market geographically and in terms of product quality. These investment basics are often poorly understood. Gross generalities are employed and the result is that unlike things - such as very different submarkets within the same city - are compared to one another without appreciation for their differences. This ‘micro’ analysis is carefully integrated with our overall economic model, providing us with an accurate understanding of the market.
